Rent tracker for landlords · iPhone & Android Know who paid. Who owes. What's next.

Manage your rental property from your phone. Sequik puts your tenants, rent, receipts, leases and repairs in one app for independent landlords. Open it on the 3rd of the month and see straight away who still needs a reminder. No spreadsheet required.

Free to join. Two emails at most: your invite and launch day.

Rent lives in a spreadsheet. Receipts live in a shoebox. Leases are buried in an old email, and a tenant swears they paid on Friday. Sequik puts all of it on one page.

How it works

Four tabs. Everything a landlord tracks.

  1. 01

See who hasn't paid rent at a glance

The first screen shows what you've collected against what you expected, what's still outstanding, how many tenants are overdue and whose rent is due next.

  2. 02

Track overdue rent, tenant by tenant

A tenant payment tracker that marks everyone Paid, Due or Overdue, with the grace period for late rent worked out for you. Partial payments and months they've fallen behind show up on their own.

  3. 03

    Track rent payments in seconds

Log cash, a bank transfer, a card or a payment app, then take a photo of the receipt. Sequik doubles as a rent receipts app, and the six-month ledger shows the gaps before tax season does.

  4. 04

Lease expiry reminders and repairs where they belong

Upload a lease or ID and link it to the tenant, and get a reminder before it expires. Log a repair with its status, priority and cost and keep it attached to the property.

Rent moves from due to overdue on its own.

Set the due day and grace period once. Each month Sequik moves every tenant along for you, and anyone behind on an earlier month is flagged too.

Example month: rent due on the 5th with a 5-day grace period.

Questions

Good to know.

Who is Sequik for?

Sequik is a rental property management app for independent landlords and small property managers with anywhere from one unit to a few dozen, who've outgrown a spreadsheet but don't want heavy property software.

Does it collect rent for me?

Not in the first release. Tenants pay the way they already do, whether that's cash, a transfer, a card or a payment app. You log the payment in a few seconds and Sequik keeps track of what's paid and what's still owed.

Do my tenants need the app?

No. Sequik is for you. Tenants don't need to sign up or install anything.

What is the best way for a small landlord to track rent?

Keep one record that shows every tenant's status for the month, and log each payment as it comes in. A spreadsheet can do that for a unit or two, but it gets harder to keep up as tenants, grace periods and receipts pile up. Sequik is a landlord app without the spreadsheet: a rent tracker that marks each tenant Paid, Due or Overdue from the payments you log.

How do I keep rent receipts for my tenants?

Keep each receipt with the payment it belongs to, so you can find it when a tenant or your accountant asks. In Sequik you add a photo or file of the receipt when you log a payment, and the rent ledger shows which payments have one and which are missing it.

How does a grace period for late rent work?

A grace period is the number of days after the due date when rent can still be paid before it counts as late. The length usually comes from the lease, and rules vary by location, so check both. In Sequik you set the due day and grace period once: a tenant stays Due during the grace period and moves to Overdue when it ends.

Is Sequik a RentRedi alternative?

It can be, if you want something simpler. RentRedi is a fuller platform with online rent collection, tenant screening and a tenant app, and Hammock focuses on accounting for landlords through connected bank accounts. Sequik is a simple alternative to both for landlords who want to log payments, keep receipts and stay on top of leases and repairs, but it doesn't collect rent in the first release.

Do I need property management software for one or two rentals?

Not always. One or two rentals can run fine on a well-kept spreadsheet. Simple landlord software starts to help when reminders, receipts and lease dates begin to slip, and Sequik is small landlord software built for that stage, without the weight of a full system to manage rental properties.

When does it launch?

We're inviting people in waves, starting with the waitlist. You'll get an email when your invite is ready.

What happens to my email?

We use it to send your invite and a launch-day note. We don't sell it or share it. Reply to either email and we'll remove you.
